Overview

Responsibility for portfolio growth and optimization through sourcing locations and negotiating leases for De Novo practices, optimizing current lease portfolio and costs, as well as assisting with potential acquisitions.

Responsibilities

  • Develop and execute a comprehensive real estate strategy aligned with Sage Dentals growth objectives through identification of sites and lease negotiations for new DeNovo practice
  • Evaluate existing lease portfolio and examine current rental rates vs. current market rates, negotiating lease amendments as needed
  • Negotiate and manage leases, renewals, and relocations to ensure favorable terms and long-term viability
  • Oversee lease administration, business license renewals, CAM and expense reconciliation
  • Resolve property related issues on a timely basis
  • Respond to all opportunities based upon information requests, operating metrics, financial models and valuation parameters utilized or defined by Executive Management
  • Serve as primary point of contact for communications with landlords, brokers, and developers
  • Collaborate cross-functionally with Construction, Facilities, Legal, Project Management and Finance teams
  • Engage and manage outside brokers in several states as required
  • Negotiate contracts/deal terms, purchase agreements, and leases and lease amendments as needed
  • Generate Buxton reports and Buxton modeling, building forecasting tools and identifying site success characteristics. Maintain accuracy of patient and site information in the Buxton database
  • Create De Novo and acquisition progress reports and analytics as needed

Qualifications

  • Bachelor’s degree in relevant field with 3 years of experience in corporate/retail real estate or Minium 10-years of experience in corporate real estate and construction
  • Proven track record in site selection, lease negotiations, project management and ability to lead negotiations
  • Ability to read, analyze, and interpret lease terms and real estate terms, general business periodicals, technical procedures. Ability to run reports, business correspondence, and follow procedure manuals
  • Ability to effectively present information and respond to questions from groups of managers, patients, and the general public and leadership
  • Capable of partnering with internal teams including operations, procurement, finance and construction
  • Has strong familiarity with commercial real estate and lease terminology, structures and provisions
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
  • Possess excellent communication skills and interpersonal abilities
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
  • Experienced in supervising internal lease administration, property management staff as well as managing external brokers, contractors and legal counsel
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages
  • Willingness to travel 30% of time to visually approve real estate sites as required.
  • Proficient with real estate and project management tools such as Co-Star, Lucernex, Buxton, LoopNet, Asana and other databases.
